Purchasing a house? Inspect the roof before you buy! Getting a roof repaired or re-roofed is often one of the most costly expenses a home owner has to pay. With this in mind, when looking to buy a new home, it's necessary to assess the condition of the roof.

What are some common signs that shingles need to be replaced?

Depending on the type of shingle used, the signs and symptoms of the roof needing replacement are different.

Common signs of wear for asphalt shingles are:

  • curling
  • breaking or cracking
  • buckling
  • missing granules on the shingles and/or granules are found in the eavestrough

Common signs of wear for wood shingles are:

  • splitting
  • falling apart
  • growing moss
Common signs of wear for ceramic tiles are:
  • breaking
  • cracking

In addition to visually assessing the state of the shingles, it's important to ask your realtor a few questions, including:

  • What type of shingles were used on the roof?
  • How long have these shingles been on this home? Or, when were the shingles last replaced?
  • What is the cost associated with replacing a roof this size?

If your real estate agent doesn't have this information on hand, he/she can definitely access it.

Finally, if you're serious about purchasing a property, you should have a detailed inspection of the house done by a certified home inspector. They have the right equipment to assess the condition of the roof, as well as all other areas of the home.
