<p><a href="http://chamberlaingroup.ca/wp-content/uploads/2012/02/Steady-growth-forecast-for-Calgary-housing-market.jpg"><img class="alignleft size-full wp-image-10622" title="Steady growth forecast for Calgary housing market" src="http://chamberlaingroup.ca/wp-content/uploads/2012/02/Steady-growth-forecast-for-Calgary-housing-market.jpg" alt="" width="240" height="180" /></a><a title="CALGARY" href="http://chamberlaingroup.ca/" rel="nofollow">CALGARY</a> — Steady growth is forecast for Calgary’s housing market in the next two years, according to a new report released Monday by Canada Mortgage and Housing Corp.</p>
<p>The agency said MLS sales in the Calgary census metropolitan area will grow to 23,000 transactions in 2012 and to 23,700 in 2013 from 22,466 in 2011.</p>
<p>The CMHC said the average sale price will rise from $402,851 in 2011 to $409,000 in 2012 and $420,000 in 2013.</p>
<p>The optimistic forecast also translates into the new housing market.</p>
<p>The CMHC is predicting housing starts in the Calgary region to jump from 9,292 in 2011 to 10,300 in 2012 and 10,700 in 2013. Want to read more in depth on this article? Just click the link below.</p>

<p>Statistics Canada&#8217;s New Housing Price Index, released Thursday, showed prices in Calgary were off by 0.1 per cent on an annual basis, but they were up 0.2 per cent from November.</p>
<p>For Canada, prices rose 0.1 per cent following a 0.3 per cent increase in November.</p>
<p>On a year-over-year basis, prices across the country have risen by 2.5 per cent.</p>

The resulting pending ratio is 5.6% (96 divided by 1,701). So you might be asking yourself, that&#8217;s great&#8230; but what exactly does it mean? I&#8217;m glad you asked!</p>

<p>The pending ratio indicates the supply &amp; demand of the market. Specifically, a high ratio means that listings are in demand and quickly going to contract. Alternatively, a low ratio means there are not enough qualified <a title="buy" href="http://chamberlaingroup.ca/buyingahouseincalgary" rel="nofollow" target="_blank">buy</a>ers for the existing supply.</p>
<p><em>&#8220;Current inventory is described as somewhat slow.&#8221; </em></p>

<p>Taking a closer look, we notice that the $250K &#8211; $300K price range has a relatively large number of contracts pending sale.</p>
<p>We also notice that the $250K &#8211; $300K price range has a relatively large inventory of properties for sale at 354 listings. The average list price (or asking price) for all properties in this market is $331,495.</p>

<p>Bill Christensen, senior project manager for Matthews Development which is building The Bow, told the Herald the expectation is that it will deliver the first few floors in the next few weeks.</p>
<p>“You will start to see some furniture start to move in,” said Christensen.</p>
<p>The Bow began construction in late spring 2007.</p>
