<p><a href="http://chamberlaingroup.ca/wp-content/uploads/2012/01/Calgary-luxury.jpg"><img class="alignleft size-full wp-image-10306" title="Calgary luxury" src="http://chamberlaingroup.ca/wp-content/uploads/2012/01/Calgary-luxury.jpg" alt="" width="240" height="180" /></a>CALGARY — Calgary condo sales have reached new heights after a luxury unit fetched a record $8.3 million, before construction has begun.</p>
<p>The 5,260-square-foot condo will cover the entire 12th floor of the 15-storey development called The River, located along the Elbow River, which flows through the southern portion of the city.</p>
<p>Already, more than $30 million in <a title="real estate" href="http://chamberlaingroup.ca/" rel="nofollow">real estate</a> has been spoken for in the project, which includes 38 residences — 27 units in the tower and 11 town houses.</p>
<p>Anne Clarke, director of sales for The River, said eight sales have been completed and three deals are pending.</p>
<p>&#8220;These (<a title="buy" href="http://chamberlaingroup.ca/buyingahouseincalgary" rel="nofollow" target="_blank">buy</a>ers) are business leaders. <p><a href="http://chamberlaingroup.ca/wp-content/uploads/2012/02/Canadian-home-prices-1.jpg"><img class="alignleft size-full wp-image-10305" title="Canadian home prices-1" src="http://chamberlaingroup.ca/wp-content/uploads/2012/02/Canadian-home-prices-1.jpg" alt="" width="240" height="180" /></a>OTTAWA — Canadian house prices dropped in November for the first time in nearly a year, according to the monthly Teranet-National Bank house price index released Wednesday.</p>
<p>The 0.2% drop followed two months of flat prices, and was the first decline in the index since a “brief correction during the three months ending November 2010,” said National Bank senior economist Marc Pinsonneault.</p>
<p>The national composite index, which tracks registered prices of homes sold at least twice, shows prices fell in eight of the 11 metropolitan markets tracked — one more than in October.</p>
<p>“<a title="Calgary" href="http://chamberlaingroup.ca/" rel="nofollow">Calgary</a> and Victoria stood out with declines of 1.6% and 0.9% respectively,” said Mr. Pinsonneault, noting the declines were much smaller in the other six markets, though declines in Toronto, Hamilton and Winnipeg “are noteworthy in that these three markets are considered tight.” Want to read more in depth on this article? <p>But Jeffrey Olin, a former real estate executive turned investment banker turned portfolio manager at Vision Capital Corp. isn’t in that camp. Mr. Olin, who co-oversees the three property funds that are home to about $100-million in assets, believes the fundamentals continue to be attractive.</p>
<p>“The prospect of low-long-term Japanese-style interest rates for the foreseeable future bodes extremely well,” said Mr. Olin, citing a 2.85% 10-year mortgage recently given to one of the country’s largest apartment rental companies. <p>“Hey this is Jared Chamberlain with ChamberlainGroup.ca and Royal LePage Foothills.”</p>
<p>“Over the past week I’ve actually had a couple of people asked me, we had a conversation regarding price per square foot and using it as a measuring tool in different homes. When you are kinda looking at comparables and such.”</p>
<p>“So I wanted to kinda shed some light on it because it is a good tool to use, however it&#8217;s not the best way to look at it. The big thing when using a price per square foot is you have to look at more details of the home than what&#8230; just looking at a straight number.”</p>
<p>“For example, if you have two homes one is basically let’s say original home, original condition but in super good condition. They really maintained it. And they have another home, same square footage, same location or same community anyways and it has not been maintained like this first one. But two, it’s in original condition. <p>“I’m standing in a property we have listed down here in Marda Loop, it’s foreclosure. I just want to quickly talk about foreclosure properties with you and the difference between that and a regular listing.”</p>
<p>“I’m noticing that probably 20-30% of the showings that I’m doing are foreclosure properties. And good majority of those are actually pretty decent properties. And so, there’s a bit of difference process involved when you’re <a title="buying" href="http://chamberlaingroup.ca/buyingahouseincalgary" rel="nofollow" target="_blank">buying</a> a foreclosure property and there are some things that you need to be aware of.”</p>

<p>That’s one reason there were no serious injuries when recent 120 kilometres per hour wind gusts sent windows and other debris flying off downtown office towers.</p>
<p>Chapman, of world renowned wind experts RWDI, wishes he could have done the same thing for his hometown of Goderich, which was clobbered last August by 300 km/h winds that killed one man, injured 37 other residents and caused millions in property damage.</p>

<p>Let&#8217;s take a look at the <a title="real estate" href="http://chamberlaingroup.ca/" rel="nofollow">real estate</a> market especially the single family market housing stats. Currently there are 185 sales pending in the market overall, leaving 2742 listings still for sale. The resulting pending ratio is 6.3% (185 divided by 2,927). So you might be asking yourself, that&#8217;s great&#8230; but what exactly does it mean? I&#8217;m glad you asked!</p>
<p>The pending ratio indicates the supply &amp; demand of the market. Specifically, a high ratio means that listings are in demand and quickly going to contract. Alternatively, a low ratio means there are not enough qualified <a title="buy" href="http://chamberlaingroup.ca/buyingahouseincalgary" rel="nofollow" target="_blank">buy</a>ers for the existing supply.</p>
<p><em>&#8220;Current inventory is described as somewhat slow.&#8221;</em></p>
<p>Taking a closer look, we notice that the $300K &#8211; $400K price range has a relatively large number of contracts pending sale.</p>
<p>We also notice that the $300K &#8211; $400K price range has a relatively large inventory of properties for sale at 630 listings. The average list price (or asking price) for all properties in this market is $614,751.</p>
<p><a href="http://chamberlaingroup.ca/wp-content/uploads/2012/01/Calgary-Single-Family-Housing-Market-Stats-Calgary-Real-Estate-Stats-Jan-30-B.jpg"><img class="alignleft size-medium wp-image-10325" title="Calgary Single Family Housing Market Stats - Calgary Real Estate Stats - Jan 30-B" src="http://chamberlaingroup.ca/wp-content/uploads/2012/01/Calgary-Single-Family-Housing-Market-Stats-Calgary-Real-Estate-Stats-Jan-30-B-300x179.jpg" alt="" width="300" height="179" /></a>A total of 5558 contracts have closed in the last 6 months with an average sold price of $457,485. Breaking it down, we notice that the $300K &#8211; $400K price range contains the highest number of sold listings.</p>
<p>Alternatively, a total of 5877 listings have failed to sell in that same period of time. Listings may fail to sell for many reasons such as being priced too high, having been inadequately marketed, the property was in poor condition, or perhaps the owner had second thoughts about <a title="selling" href="http://chamberlaingroup.ca/sellahomeincalgary" rel="nofollow" target="_blank">selling</a> at this particular time. The $300K &#8211; $400K price range has the highest number of off-market listings at 1,501 properties.</p>
